Camden Property Trust is rated a buy, supported by improving fundamentals, prudent capital allocation, and a fortress balance sheet. CPT's Sun Belt portfolio repositioning, including a $1.63B California divestiture, enhances long-term growth prospects and capital flexibility. Blended lease rates have turned positive, occupancy is rising, and FFO growth is expected to accelerate through 2027 as supply pressures ease.
