Apartment Supply Is Finally Tightening. These 4 REITs Could Reward Investors
The three-year supply glut that crushed apartment rents is finally fading, but not every landlord stands to benefit equally. Four REITs are positioned differently by geography, leverage, and dividend room as the tide turns.

The Next Big Move In Interest Rates: How I'm Buying The Dividend Sell-Off
Dividend stocks are under pressure from rising long-term interest rates. What matters most in the near term is where interest rates are headed next. I detail the factors at play and where I think the best risk-adjusted places to allocate capital today are.

2 Top Dividend Powerhouses To Buy On The Dip For Retirees
Higher interest rates have pushed down the prices of many income-producing securities, which creates better entry yields for investors who can tell temporary pressure from real damage. Some high-yield names now face deteriorating fundamentals or rely on the return of capital to fund their payouts, so I'd be cautious with them. I highlight two dividend picks whose sell-offs look driven by rate fears and sector sentiment, not by broken business models.

Buy 5 Barron's Better Bets (Than T-Bills) Out Of 11 'Safer' September DiviDogs
Long-term bond yields persist despite pressure and circular remedies. But investors looking for income can still find plenty of attractive opportunities with dividend-paying stocks that have healthy yields. “23 stocks pay huge dividends. They should be a better bet than treasuries.” —Barron's Weekly reported in October 2024. It's still true more than ever as 10-yr bonds yield >5%. Interviewed by Barron's, Steven Wieting, strategist at Citi Wealth, noted growing dividends benefit shareholders and identify companies with strong balance sheets. “Nobody can fake a dividend,” he said.

The Rate Shock That Didn't Break REITs
REITs are refusing to break despite another rate shock: the 10-Year Treasury reached 5%, yet REITs remain higher by roughly 7% in 2026 as the once-dominant rate correlation weakens further. Solid fundamentals are increasingly doing the heavy lifting, with healthy property-level cash flows, improving earnings visibility, strong dividend coverage, and better balance sheets helping REITs absorb the rate shock. Cooling supply increasingly reinforces fundamentals: excluding Data Centers, REIT development pipelines are roughly 40% below their 2022 peak and 2019 levels; Data Centers remain the exception at seven times 2019 levels.

REITs Were Sold As Set-And-Forget Income, That Era May Be Over
Many REITs are repriced to the downside and offer better yields. Yet this is just optics, as the underlying problem is very significant. The issue I see is that at the current valuations and market dynamics, REITs can't (or should not) be considered solid passive income investments.
