How To Build A REIT Retirement Back After Losing $20 Million
After losing $20 million, I rebuilt my wealth by focusing on quality REITs with strong balance sheets and reliable dividends. I recommend American Tower and Mid-America for their diversified portfolios, solid financials, and attractive total return potential. My REIT retirement portfolio now includes eight diversified picks, yielding an average of 5% and designed for SWAN (Sleep Well At Night) investing.

5 Stocks I'm Buying As The 'Big Beautiful Bill' Pushes The Market To New Highs
The Big Beautiful Bill boosts defense, industrials, and manufacturing, but healthcare and some REITs face headwinds from Medicaid cuts and policy shifts. AI optimism and the new legislation are fueling a broad market rally, but I question if AI stocks are outpacing their earnings, signaling a potential bubble. The Magnificent 7 era is over; META, MSFT, NVDA, and AMZN are the new leaders, while AAPL, GOOG, and TSLA face unique challenges in the AI race.

3 Brilliant Dividend Stocks to Buy Now and Hold for the Long Term
Investing in dividend stocks is a wise long-term investment strategy. According to data from Hartford Funds and Ned Davis Research, the average dividend-paying stock has outperformed nonpayers by more than 2-to-1 over the past 50 years.

6 Dividend Stocks I'm Buying As The AI Bubble Inflates
Tariffs are directly fueling inflation, impacting both imported and domestic goods, and CFOs are increasingly concerned about the economic burden. Big Tech's momentum is driven by robust earnings growth, not just AI hype, so I don't see an AI bubble yet—valuations are rich but potentially justified. REITs are deeply out of favor despite improving fundamentals and attractive valuations; I see this as a long-term buying opportunity for quality names.

Mid-America Apartment: Valuation Improves Enough For An Upgrade
We had previously rated MAA a Sell due to fundamental deterioration and high upcoming apartment deliveries in the Sunbelt region. Q1-2025 results showed core FFO beat estimates, but overall metrics declined year-over-year. Our key concern remains expenses rising faster than revenues.

Why AI Makes REITs More Valuable
AI adoption will drive long-term value for REITs by boosting efficiency, reducing costs, and expanding profit margins, ultimately raising FFO and fair valuations. Management-intensive REIT sectors—like multifamily, retail, tower infrastructure, and single-family rentals—stand to benefit most from AI-powered operational improvements. Smaller REITs may gain a competitive edge as AI tools help them operate more efficiently, potentially narrowing the gap with larger players.
