Housing affordability has sharply deteriorated, with median income well below what's needed for the median home price. Rising interest rates and increased use of mortgage buydowns, especially temporary ones, pose mounting risks for both consumers and homebuilders.

U.S. equities reached fresh record highs as strong earnings expectations outweighed elevated energy prices, high long-term rates, and geopolitical risks, while sticky inflation kept the Fed biased toward further tightening. Bond markets calmed after several turbulent weeks, with Treasury yields edging lower and volatility retreating as strong auctions stabilized the long end, while markets continued to expect another hike by year-end. Energy markets were comparatively stable despite renewed Middle East tensions and Gulf hurricane disruptions, while gasoline and diesel prices eased modestly from recent highs.

Simon Property Group and Agree Realty offer 4%+ yields and double-digit total return potential amid sector pullbacks from rising bond yields. SPG's A-rated balance sheet, accelerating NOI, and raised FFO guidance position it well despite $2B in 2024 debt maturities and volatile rates. ADC's investment-grade tenant focus, long-term ground leases, low leverage, and insider buying support its resilience and 4.7% well-covered monthly yield.

While I am a big believer in a certain degree of diversification, I have significantly overweighted my portfolio in 3 investments. These investments are targeting 2 major macro tailwinds that should help drive superior long-term risk-adjusted performance in these picks. I detail the three investments that I am betting big on, as well as the risks.

REITs are refusing to break despite another rate shock: the 10-Year Treasury reached 5%, yet REITs remain higher by roughly 7% in 2026 as the once-dominant rate correlation weakens further. Solid fundamentals are increasingly doing the heavy lifting, with healthy property-level cash flows, improving earnings visibility, strong dividend coverage, and better balance sheets helping REITs absorb the rate shock. Cooling supply increasingly reinforces fundamentals: excluding Data Centers, REIT development pipelines are roughly 40% below their 2022 peak and 2019 levels; Data Centers remain the exception at seven times 2019 levels.

Let's start with a fun fact: 56% of U.S. households can only afford a home below $300,000, versus a $434,100 median home price. Affordability remains a problem, and I don't see a permanent fix in the near term.
