High-yield 'mousetrap' REITs consistently underperform, with average returns lagging the VNQ by 1090–1380 bps due to dividend cuts and price declines. Dividend Safety grades of F indicate a roughly 40% chance of a cut within 12 months, making these REITs especially risky for income-focused investors. Nine REITs, including CLPR, BDN, CHCT, GOOD, NXRT, GNL, ALX, BRT, and AFCG, currently offer yields above 6.85% but have severe Dividend Safety concerns.

Multifamily REITs, once buoyed by pandemic rent surges, now trade at a discounted 14.3x forward FFO versus pre-COVID multiples near 21x. Rent growth has normalized, with geographic supply imbalances dictating local performance; Sun Belt markets face supply overhangs, while others may see modest gains. Rising interest rates have tightened refinancing options, potentially catalyzing M&A activity as owners weigh costly debt versus outright sales.

BRT Apartments Corp. remains a Hold due to fair valuation and elevated leverage despite operational improvements. Revenue growth persists, but profitability and cash flow trends are mixed, with Q2 results largely in line with expectations. Recent acquisitions and refinancing activity should support future revenue, but higher interest costs will pressure the bottom line.

GREAT NECK, N.Y., June 10, 2026 (GLOBE NEWSWIRE) -- BRT APARTMENTS CORP. (NYSE: BRT) announced today that its Board of Directors declared a quarterly dividend of $0.25 per share. The dividend is payable July 9, 2026, to stockholders of record at the close of business on June 25, 2026.

Apartment REITs benefit from rising mortgage rates and affordability constraints, as more households are forced to rent rather than buy. Supply pressures in multifamily are easing, with construction starts slowing and absorption now exceeding new deliveries, setting up for improved fundamentals. The AVB/EQR merger creates a $50B market cap leader, aiming for scale, cost synergies, and enhanced capital access in a challenging rate environment.
