Mortgage rates just hit their highest level in nearly three years. First-time homebuyers are feeling it most, and that shift is opening a door for three housing stocks built around affordability.

REITs are selling off again as rates spike. Higher rates may create long-term rent growth upside. The best opportunities are in well-capitalized landlords.

Some REITs may actually benefit from higher rates. Renting can become more attractive as mortgages get expensive. Floating-rate lending can turn higher rates into higher earnings.

REITs are refusing to break despite another rate shock: the 10-Year Treasury reached 5%, yet REITs remain higher by roughly 7% in 2026 as the once-dominant rate correlation weakens further. Solid fundamentals are increasingly doing the heavy lifting, with healthy property-level cash flows, improving earnings visibility, strong dividend coverage, and better balance sheets helping REITs absorb the rate shock. Cooling supply increasingly reinforces fundamentals: excluding Data Centers, REIT development pipelines are roughly 40% below their 2022 peak and 2019 levels; Data Centers remain the exception at seven times 2019 levels.

REITs have evolved into a larger, more diversified, and better-capitalized asset class, now less sensitive to Treasury yields than in prior cycles. Modern REITs feature lower leverage (34.4% debt), predominantly fixed-rate, long-maturity debt, and strong liquidity, supporting resilience amid higher rates. Supply constraints and rising replacement costs create durable moats for select REIT sectors, especially those with HALO (Heavy Assets, Low Obsolescence) characteristics.
