While the 2022–2024 rate-hiking cycle triggered widespread commercial borrower distress, today's cycle mirrors 2015–2019: legacy weak credits have already been flushed out, allowing floating-rate lenders to capture interest income without it. ACRE benefits from higher benchmark rates, generating an incremental $1.4 million in annual Net Income (~$0.025/share) for every 50 bps increase in SOFR. PDI provides actively managed exposure across non-agency mortgages and high-yield credit, currently trading at a rare 7% discount to NAV – its widest discount since 2015.

Ares Commercial Real Estate has cut its dividend a couple of times in recent years due to troubled loans. Ares Capital Corporation has delivered more than 17 years of dividend stability and growth.

Commercial borrowers faced intense debt-service pressure when floating rates surged against fixed cap rates; with rates now plateaued, the pace of new default formation has materially slowed. Non-recourse commercial mortgages grant lenders clear, established paths to take over physical collateral without destructive bankruptcy delays; mREITs have the flexibility to operate and lease foreclosed properties rather than fire-selling. The liquidation of Apollo Commercial's loan portfolio at 99.7% of book value conclusively demonstrated that secondary market +40% discounts vastly overestimate realized credit impairments.

Not Every REIT Joined The Recovery: Part 2 focuses on the relatively small group of laggards where company-specific credit, legal, refinancing, or asset-level issues overshadowed an otherwise very strong earnings. Weakness Was More Company-Specific Than Sector-Wide: Empire State Realty's Observatory shortfall, JBG Smith's adverse Wardman Tower ruling, Community Healthcare's dividend cut, and several troubled mortgage portfolios drove some individual downside. Mortgage Stress Hasn't Fully Cleared: Commercial mREIT book values fell nearly 5% on average as office, lab space, and multifamily credit problems persisted for some sponsors.

Neither a premium nor a discount is inherently "better." Trading at a premium provides an accretive growth engine, while deep discounts allow companies to deliver massive upside simply by avoiding further bad news. The Premium Engine at Work: CSWC's ability to issue equity at a premium to NAV added +$0.28 per share to book value, offsetting portfolio credit adjustments.
