Profil: Weyerhaeuser Co ranks among the world's key forest product companies. Following the 2016 sale of its pulp business to International Paper, Weyerhaeuser operates three business segments: timberlands, wood products, and real estate. Weyerhaeuser is structured as a real estate investment trust and is not required to pay federal income taxes on earnings generated by timber harvest activities. Earnings from its wood products segment are subject to federal income tax. Weyerhaeuser acquired fellow timber REIT Plum Creek in 2016.

Two REITs Yield Over 4%. One Is a Dividend Machine, the Other Is a Gamble
Two REITs sit within a half-point of each other on yield, but one funds its dividend from locked-in contracts while the other depends on a commodity market that nobody can predict.

Weyerhaeuser: The Stock Prices Its Forest Below What Buyers Pay For The Acres
Weyerhaeuser (WY) trades near its 52-week low, pricing its timberland portfolio at a steep discount to recent transaction values. I estimate fair value at $24–$29 per share, 30–57% above current levels, based on mid-cycle EBITDA and conservative land appraisals. Dividend coverage is weak—recent Adjusted FAD covers only 59% of the $0.84 base dividend, with land sales bridging the gap.

Mr. Market Can't See The Forest For The Trees (2 Beaten-Down Timber REITs)
Weyerhaeuser and Rayonier present compelling value after recent share price weakness, with compressed valuations and attractive dividend yields. WY offers integrated scale, manufacturing leverage, and embedded land optionality, while RYN provides Southern land exposure and development opportunities post-PotlatchDeltic merger. Intrinsic value analysis and normalized Price-to-EBITDA suggest potential upside, but margin of safety depends on conservative asset, earnings, and leverage assumptions.

The Rate Shock That Didn't Break REITs
REITs are refusing to break despite another rate shock: the 10-Year Treasury reached 5%, yet REITs remain higher by roughly 7% in 2026 as the once-dominant rate correlation weakens further. Solid fundamentals are increasingly doing the heavy lifting, with healthy property-level cash flows, improving earnings visibility, strong dividend coverage, and better balance sheets helping REITs absorb the rate shock. Cooling supply increasingly reinforces fundamentals: excluding Data Centers, REIT development pipelines are roughly 40% below their 2022 peak and 2019 levels; Data Centers remain the exception at seven times 2019 levels.
