The oldest baby boomers turn 80 this year, and the gap between senior housing demand and new supply is growing faster than most investors realize.

Baby boomers are turning 80 in waves while new senior housing construction has nearly stopped, and that collision of demographics and supply is reshaping how much income four REITs can realistically promise their investors.

Five senior housing REITs all raised their dividends in 2026, but the cash flow cushions behind those payouts vary wildly, and at least one carries a tenant whose survival is already in question.

In his view, it's now a buy. Its dividend yield is relatively low, however.

Two million Americans turn 80 this year, and four REITs are racing to profit from a demographic wave that has barely started while construction sits at historic lows.

REITs are refusing to break despite another rate shock: the 10-Year Treasury reached 5%, yet REITs remain higher by roughly 7% in 2026 as the once-dominant rate correlation weakens further. Solid fundamentals are increasingly doing the heavy lifting, with healthy property-level cash flows, improving earnings visibility, strong dividend coverage, and better balance sheets helping REITs absorb the rate shock. Cooling supply increasingly reinforces fundamentals: excluding Data Centers, REIT development pipelines are roughly 40% below their 2022 peak and 2019 levels; Data Centers remain the exception at seven times 2019 levels.

Many REITs are repriced to the downside and offer better yields. Yet this is just optics, as the underlying problem is very significant. The issue I see is that at the current valuations and market dynamics, REITs can't (or should not) be considered solid passive income investments.

Supply constraints and rising replacement costs create durable moats for select REIT sectors, especially those with HALO (Heavy Assets, Low Obsolescence) characteristics.
