REITs are refusing to break despite another rate shock: the 10-Year Treasury reached 5%, yet REITs remain higher by roughly 7% in 2026 as the once-dominant rate correlation weakens further. VTR's geographically diverse portfolio, ambitious 2026 investment target, and scale in senior housing and outpatient care underpin its growth thesis. Dividend coverage is robust at 1.9x, with a conservative 52% payout ratio, though yield is below sector median.

Ventas offers compelling long-term growth, driven by its dominant senior housing portfolio and favorable demographic tailwinds.
