Data center developers that borrow heavily to build ahead of their rent checks are under pressure as financing costs draw fresh scrutiny. Cipher Digital (NASDAQ:CIFR) stock is down 9% to $9.02, leading the decline.

Data center stocks offer investors exposure to growing demand for artificial intelligence (AI), cloud computing and digital services.

Big Tech is borrowing heavily to fund the AI boom. Here are ETF areas that could benefit while helping investors navigate the risks.

VanEck Data Center Supply Chain ETF is a concentrated AI infrastructure play, best suited for AI bulls seeking direct exposure to sector growth. Global X Data Center & Digital Infrastructure ETF offers broader digital infrastructure exposure, appealing to AI skeptics who still want some AI upside. RACK features a lower portfolio PE (21) and higher cash flow growth (~20%) versus DTCR, which has a PE of 24 and slower growth metrics.

AI data center pure plays are unwinding together Friday, with a fiscal 2026 impairment charge at IREN Limited (NASDAQ:IREN) dragging capex-heavy peers. The broadening move signals investors re-pricing the group's transition costs across the cohort.

The pivot from Bitcoin mining to AI cloud infrastructure got messier this morning as IREN, the sector's most aggressive rebuild, wrote down its old business to make room for the new one.

The Global X Data Center & Digital Infrastructure ETF (NASDAQ:DTCR) has become the cleanest way to own the picks-and-shovels of the AI boom, and the numbers show it.

Holders of the First Trust NASDAQ Clean Edge Smart Grid Infrastructure Index Fund (NASDAQ:GRID) made a defensible call on one of the clearest capital-spending stories of the decade: transformers, switchgear, and the power equipment feeding an aging grid.

Global X Data Center & Digital Infrastructure ETF earns a buy rating, blending real estate stability with growth from diversified technology sectors. DTCR's top holdings—Digital Realty, American Tower, and Equinix—offer both AI-driven and non-AI revenue streams, supporting resilience and long-term growth. DTCR outperforms peers and the broader market, with a 3-year annualized return of 32.52% and attractive valuation metrics versus comparable REIT and tech ETFs.

Global X Data Center & Digital Infrastructure ETF (DTCR) remains a buy, despite a recent 20% correction and volatile AI sentiment. DTCR's portfolio blends high-growth AI/data center equities with meaningful Real Estate exposure, offering both upside and defensive diversification. The ETF trades at a premium 26x P/E, but a robust 12.66% long-term EPS growth rate keeps the PEG ratio reasonable.
