The REIT continued to expand its portfolio of Class A retail locations with the acquisition of Phillips Place in Charlotte, North Carolina, after acquiring the remaining 12% stake in Taubman. While the preferreds have underperformed on the back of elevated long-term Treasury yields, their current yield at 7.84% offers a healthy level of income.
