While such investments only account for 24% of NXDT's NAV estimate, the news comes amid poor operating performance for the company in Q3 2025. Recent Fed rate cuts, together with 0.5% in expected further easing by the end of 2026, should help NXDT save on interest costs in 2026-2027.
