The Marcus Corporation: A Hidden Real Estate Play With Optionality For Normalization
Marcus Corporation's asset-heavy, Midwest-focused model has underperformed asset-light peers, but its real estate portfolio provides downside protection and hidden value. The Theatres segment is recovering, aided by a stronger film pipeline, while Hotels & Resorts lag industry peers despite Wisconsin's robust hospitality trends. Marcus has a strong balance sheet, resumed and growing dividends, and is accelerating buybacks, with FCF expected to cover shareholder returns even as Capex normalizes.
