About: Gladstone Land Corp is an externally-managed, agricultural REIT. It is mainly in the business of owning and leasing farmland. It manages operations in one reporting segment. It is focused on the ownership of high-quality farms and farm-related properties that are leased on a triple-net basis to tenants with a good operating history and deep farming resources. The farmland is predominantly concentrated in locations where farmers are able to grow either fresh produce annual row crops (e.g., certain berries and vegetables), which are typically planted and harvested annually, or certain permanent crops (e.g., almonds, blueberries, pistachios, and wine grapes). To a much lesser extent, it also own farms that grow certain commodity crops (e.g., corn and beans).

Gladstone Land Preferreds: Additional Catalysts In The Declining Rates Environment
Gladstone Land preferreds (LANDO, LANDP) offer a 7.7% yield and trade at a significant discount, presenting both income and capital appreciation potential. Anticipated Fed rate cuts could drive demand for these preferred shares, potentially narrowing the discount and boosting prices by up to 28%. Gladstone's recent buyback authorization for preferred shares adds a catalyst for price appreciation and demonstrates strong capital management.

The Calm Before The Cut
U.S. equity markets were little-changed this past week as a tranquil end-of-summer week with status-quo inflation and economic indicators concluded with a jolting post-close tariff headline with highly uncertain implications. An appeals court ruled that the White House exceeded its authority under the Emergency Powers Act - the mechanism used for broad “reciprocal” tariffs - setting up a final Supreme Court showdown. The fresh injection of tariff uncertainty precedes a critical stretch of employment and inflation data and a mid-September Federal Reserve meeting that is increasingly likely to be highly contentious.

Important Warning To REIT Investors
REITs are still heavily discounted. But potentially not for much longer. The anticipated rate cuts could lead to an epic recovery, and investors who position themselves early could enjoy significant upside.

Gladstone Land Corporation: Severely Mispriced Farmland REIT
Gladstone Land offers solid exposure to U.S. farmland but faces cyclical commodity headwinds and current AFFO weakness, reflected in a depressed stock price. Management is shifting to participation rents, increasing earnings volatility but positioning for higher profits if crop prices improve, especially in late 2025. Dividend is at risk if near-term results don't improve, but long-term catalysts like rate cuts and agricultural policy support could drive recovery and demand.
