Some concerns include lack of long-term dividend growth proven, net losses reported for over 10 quarters, and a very high debt/equity compared to other industrial REITs.

Industrial Logistics Properties Trust strives to capture e-commerce growth driving demand for industrial and logistics real estate. Normalized FFO soared in Q2 2025, with a further increase expected in Q3 2025 as the company benefits from lower interest costs. I estimate 85% of the REIT's enterprise value is funded with debt, largely justifying its low 5.6x normalized FFO multiple.
