About: Federal Realty Investment Trust is a shopping center-focused retail real estate investment trust that owns high-quality properties in eight of the largest metropolitan markets. Its portfolio includes an interest in 102 properties, which includes 26.8 million square feet of retail space and over 3,100 multifamily units. Federal's retail portfolio includes grocery-anchored centers, superregional centers, power centers, and mixed-use urban centers. Dividend King Federal Realty Has a High Yield and Industry-Leading Business
Federal Realty (FRT 2.06%) is not the largest real estate investment trust (REIT) you can buy. It isn't even the largest REIT in its strip mall niche.

June's Top Dividend Aristocrat Fat Pitches: Blue-Chip Bargains You Can't Miss
Despite bubble fears, 91% of market gains since 2009 are justified by fundamentals like earnings, dividends, and strong balance sheets. Stocks appear overvalued at face value, but strong long-term earnings growth potential could justify current prices. These five dividend aristocrats, currently trading at a 42% historical discount, offer exceptional return potential and a significant margin of safety.

I Have Invested in Dividends for 10 years—These REITs Have Delivered My Best Yield-to-Risk Returns
REITs are companies that own real estate and pay 90% of their income to shareholders in the form of dividends. I'm not saying REITs are better than stocks but I do believe that REITs are an ideal way of entering the real estate industry without a large capital investment. I've invested in REITs for 10 years and here are the most reliable dividend payers.

June's Dividend Kings: 3 Ideal Buys In 25 "Safer" Dogs
Most Dividend Kings are currently overpriced, but six offer fair value where annual dividends from $1,000 invested exceed their share price. Three top-yield Dividend Kings—Altria, Northwest Natural, and Canadian Utilities—meet the ideal 'dogcatcher' standard for fair pricing and dividend safety. Analyst projections suggest select Dividend Kings could deliver up to 58% total returns by June 2026, with lower volatility than the market overall.

This Stock Has Increased Its Dividend for 57 Years in a Row
Some real estate investment trusts, or REITs, have multidecade track records of increasing their dividends, but no REIT's streak is more impressive than that of Federal Realty Investment Trust (FRT -1.15%). However, a streak of dividend raises alone doesn't make a great investment, so in this video, longtime Fool.com contributors Matt Frankel and Tyler Crowe discuss the company and what they think about the business now.

Prediction: 2 Stocks That Will Be Worth More Than AGNC Investment 10 Years From Now
AGNC Investment (AGNC -4.19%) has a massive 15.5% dividend yield, which is why it pops up on the screens of dividend investors. Before jumping at what looks like a huge income opportunity, you need to examine the real estate investment trust's (REIT's) history.

Buy 9 Barron's Better Bets (Than T-Bills) From 16 'Safer' May Dividend Dogs
Long-term bond yields continue to rise. But investors looking for income can still find plenty of attractive opportunities with dividend-paying stocks that have healthy yields. “23 stocks pay huge dividends. They should be a better bet than treasuries.” —Barron's Weekly. Interviewed by Barron's, Steven Wieting, strategist at Citi-Wealth, noted that growing dividends are tangible benefits for shareholders and hallmarks of companies with strong balance sheets. “Nobody can fake a dividend,” he said.

69 May Aristocrats: Buy 1 Of 38 "Safer" Dividend Dogs
Many S&P 500 Dividend Aristocrats remain overvalued, but select high-yield 'Dogs' like Realty Income and Amcor offer attractive entry points for income investors. Analyst forecasts suggest the top ten Aristocrat Dogs could deliver 16% to 38% net gains by May 2026, with average risk below the market. Caution: Fourteen Aristocrats have negative free cash flow margins, making their dividends less secure despite high yields—focus on 'safer' picks like Hormel.
