About: Apple Hospitality REIT Inc is a real estate investment trust that invests in income-producing real estate, majorly in the lodging sector, in the United States. It chiefly invests in upscale service hotels. All of the company's hotels operate under the Marriott or Hilton brands. Apple Hospitality has wholly-owned taxable REIT subsidiaries, which lease all of the company's hotels from wholly-owned qualified REIT subsidiaries. These hotels are managed under separate agreements with various hotel management companies that are unaffiliated with Apple Hospitality. The company derives its income from hotel revenue, its sole segment.

My 3 Favorite Hotel REITs Plus A Las Vegas Wild Card
Host Hotels stands out for its trophy real estate, investment-grade balance sheet, and disciplined capital allocation, but is currently rated HOLD due to full valuation. Ryman Hospitality offers the widest moat with its group-oriented convention resorts, trading at a discount to historical multiples and rated BUY with a 20%+ 12-month total return target. Apple Hospitality provides a 6.2% monthly yield, a conservative balance sheet, and a diversified rooms-focused portfolio, making it an attractive HOLD for income-oriented investors.

Cash Cows: 7 High-Yielding REITs With Secure Dividends
High-yield REITs with strong dividend security remain attractive despite rising Treasury yields and recent share price gains. Only seven REITs currently offer yields above 5.75% with reasonable to strong dividend safety, as rising share prices and treasury yields compress spreads. Dividend strength, as measured by Seeking Alpha Quant Ratings, is primarily supported by low debt, conservative payout ratios, and sector-relative revenue growth.
